Burlington, VT Homeowner Takes Action to Protect His Basement from Melting Snow

Like so many others, homeowner Paul L. of Burlington, VT dealt with basement flooding during the winter and spring, when heavy snow would melt, seep into the ground, and his home. SaniDry XP Used to Tackle Humidity in This Burlington, VT Basement

Homeowner in Colchester, VT Completely Renovate Basement - Now It's Water-Free!

Water Seeps Through Concrete Foundation in Burlington

In recent years, Ken had been experiencing water damages in his basement. These problems would reoccur around March and April when the ground is still frozen and just starting to thaw. Ken’s house rested on a cinder block foundation. He frequently found that water, supplied by frozen, sandy soil surrounding his foundation, would peel away layers off the cinder blocks and seep into the basement. This year, he decided to prepare for the spring weather by calling Northern Basement Systems.

Northern Basement Systems knew the basement needed a new pump system. They installed a Superpump system with a cast iron pump liner, an Ultrasump battery operated backup pump and a discharge line. The Superpump system and the discharge line work together to collect and channel the water safely to the exterior of the house. However, the job was not completed yet. Since the discharge line is an open airway, just like the ground, the discharge line is susceptible to freezing. The solution was to install an Iceguard to help protect the discharge line. The Iceguard is engineered to eject the water away from the exterior wall in the event that the pipe freezes. It is designed with holes in it to allow this to happen, yet no water at all gets out of these openings when the pipe is not frozen.

A project manager with the state of Vermont noticed that the court house’s handicap ramp had begun to settle. At the base of the ramp, several sidewalk slabs had also settled leaving the ramp in hazardous conditions and violating safety codes. The situation called for a PolyLEVEL injection. The experts from Northern Basement Systems found the areas that needed leveling and got right to work. Polyurethane foam is light, yet powerful. After several small holes were drilled into the concrete, the foam was injected beneath the slabs and filled the void where the unsettled soil used to be. As the void filled, the foam pushed downward against the soil, lifting and leveling the concrete slabs back to its original position. Now both the ramp and the slabs at its base are accessible to all.

These braces, set to the height of the basement wall, were placed against the wall then anchored into the floor. These zinc-plated steel beams combat and contain the pressure of the exterior soil, keeping the wall intact and secure. For a final touch, a cross bream was added to make sure that the shorter of the two walls had adequate support.

Chimney Repair Project

Andrew had a big concern. He saw that his chimney was forming a crack. Overtime, the crack grew bigger and the chimney had started to separate from his house. Andrew took action right away and called Matt Clark at Northern Basement Systems. Matt Clark gladly agreed to come help.

After looking at the gap between the chimney and the brick house wall, Matt Clark knew just what to do. He and his experts had to install four helical pier brackets. Before the brackets could be installed, the soil around the chimney had to be excavated in order to reach the chimney’s foundation. Once the area was excavated and the brackets were installed, a steel rod was hydraulically pushed through each bracket. Each rod pierced through the settled soil until a layer of sturdy earth was reached. The pressure of the rod then lifts the chimney back to its original position.

Andrew avoided a dangerous situation. When soil settles, it sinks. This takes whatever rests on top of it down with it. This can cause major threats to any foundation. SuperSump Installation Makes For A Dry, Safe Basement

Foundation failed

The team Matt Clark's Northern Basement Systems was en route to this property when the call came in from our client. Her existing basement wall already bowed in from hydrostatic pressure and mother nature, collapsed. Our priority was to get the foundation stable. Matt's team quickly called Dig Safe. They provided us with the locations of danger, such as electrical wires, so we would not hit them while doing the excavation. We got up there the next day to asses the situation. It was a complete disaster. The weight of the wall crushed her furnace, among other things in the basement. The team installed smart jacks to support the main carrying beam. We reconstructed the wall of the foundation then applied Tamko, a waterproofing membrane used for below-grade foundations. The next step was the installation of power braces to further the support of the new wall and foundation. The homeowner now can rest at ease, knowing her foundation walls are currently supported.

Commercial Building

This property is a commercial building located in South Burlington, VT. The owner contacted Matt Clark's Northern Basement Systems in regards to a concrete slab that had settled approximately four inches on the Southside. After assessing the situation, we also noticed that the foundation had settled with it. The options for repair were to utilize one of the FOUNDATION SUPPORTWORKS pier systems. The helical pier which is also known as a helical pile or the hydraulic push pier. We also performed soil tests to see how far we would have to go down to reach load-bearing strata.  After consulting with a local engineer, the push pier was determined to be the right fix. We ended up going down between 27-35 feet to reach that level. Also, in conjunction with our PolyLevel, Northern Basements installed twenty-four foundation piers, forty-eight slab piers, and the void filled with our PolyLevel injection foam.

Lake Side Sinking Slab in Burlington, Vermont

In 2015 Matt Clark's Northern Basement Systems were called to evaluate cracks in sheetrock & wood floors that were buckling. When Northern Basement Inspector arrived, they found that the foundation was a Frost wall with a slab at grade.  To get the information needed for the job, soil boring tests were needed. The difficulty with this was it was inside, and the concrete slab had radiant heat after using a thermal imaging camera.  We drilled two holes and performed Boring.  Results came back with decaying organic matter 9 feet under the slab that was not removed during construction.  The repair consisted of a support work slab pier, hydraulically driven to a suitable soil resistance.  The 3,800 sq ft home had to be demoed, which was a huge undertaking for the homeowner; a total of 119 slab piers were installed to support the entire slab.  The slab consisted of 6-2" thickness.  Piers was droved down up to 23 feet below the slab.  Before slab outcome slab was lifted back to original elevation, about 2 & 1/4" lift in slabs.
