Challenge
Water and excess moisture were creating wet conditions in the crawl space beneath this Newfane, Vermont home. The homeowner needed a solution that could manage incoming water while also reducing moisture entering the crawl space from the ground below. Simply covering the crawl space floor wouldn't address the water problem. The space required drainage, encapsulation, dependable sump pumping, and an exterior discharge system working together. Matt Clark's Northern Basement Systems evaluated the crawl space. They determined that a drainage layer beneath a complete encapsulation system would provide a path for incoming water while separating the crawl space from the damp ground. A sump pump system was also needed to collect and remove water, along with a discharge system capable of carrying that water away from the foundation.
Solution
Our crew installed Drainage Matting across the crawl space floor. Its dimpled design creates drainage space beneath the encapsulation liner and allows water to move toward the sump system. CleanSpace® was installed over the Drainage Matting to encapsulate the crawl space and create a durable barrier between the home and the damp ground below. A TripleSafe® Sump Pump System was installed to collect and remove water from beneath the home. Outside, IceGuard® was installed on the sump discharge line to provide an emergency outlet if the buried line freezes or becomes blocked. The discharge line continues underground to a LawnScape™ outlet positioned away from the foundation.

• TripleSafe® Sump Pump System — Provides multiple levels of pumping protection for collected water, including additional pumping capacity and battery-backup protection during power outages.
• IceGuard® — Installed on the exterior sump discharge line to provide an emergency outlet for pumped water if the buried discharge line freezes or becomes blocked.
• LawnScape™ Outlet — Provides a discreet termination point for the buried discharge line and releases pumped water away from the home's foundation.
The crawl space now has a coordinated system for managing both water and ground moisture. Drainage Matting provides a pathway for water beneath the CleanSpace liner, while CleanSpace isolates the crawl space from the damp ground.
TripleSafe provides dependable water removal, and the IceGuard and LawnScape components complete the system by carrying discharged water away from the home.
