Challenge
Water and excess moisture were creating problems in the basement of this Lyndon Center, Vermont home. The homeowner wanted more than a single sump pump or dehumidifier. The basement needed a comprehensive system capable of managing water, controlling humidity, and improving the overall condition of the space. Matt Clark's Northern Basement Systems evaluated the basement and determined that a combination of drainage, encapsulation, sump pump protection, and humidity control would provide the best solution. The exterior discharge system also needed to reliably carry pumped water away from the foundation during Vermont's changing weather conditions.
Solution
Our crew began by installing drainage matting beneath the encapsulation system. CleanSpace® was then installed to create a durable barrier across the basement area and provide a clean, bright finished appearance.
Collected water is directed to a TripleSafe® Sump Pump System, providing multiple levels of pumping protection. A SaniDry™ dehumidifier was added to automatically control excess humidity and help maintain dry conditions throughout the basement.
Outside the home, the sump discharge system was equipped with IceGuard® and extended underground to a LawnScape™ outlet, allowing pumped water to be released safely away from the foundation.

• Drainage Matting — Installed beneath CleanSpace, the dimpled matting creates drainage space that allows water to move underneath the encapsulation system toward the sump pump.
• TripleSafe® Sump Pump System — Provides three levels of sump pump protection in a single system, including primary pumping capacity, additional protection during high-water conditions and battery-backup protection during power outages.
• SaniDry™ Dehumidifier — A high-performance basement dehumidification system designed to automatically remove excess moisture from the air and maintain comfortable humidity levels.
• IceGuard® — Installed on the exterior sump discharge line to provide an emergency outlet for water if the buried discharge line freezes or becomes blocked.
• LawnScape™ Outlet — Provides a discreet termination point for the buried discharge line, allowing sump water to be released away from the home's foundation.
The basement now has multiple systems working together to address both liquid water and excess humidity. Drainage matting and CleanSpace manage conditions throughout the encapsulated area, TripleSafe provides dependable water removal, and SaniDry controls moisture in the basement air. The exterior IceGuard and LawnScape components complete the system by providing a reliable path for discharged water away from the home.
