Challenge
Water and excess moisture were affecting the basement of this Jacksonville, Vermont home. The homeowner needed a comprehensive solution capable of managing water entering around the basement perimeter and through the foundation walls while also addressing humidity in the space. Matt Clark's Northern Basement Systems evaluated the basement and determined that an interior perimeter drainage system, wall system, sump pump, and dehumidifier would work together to address the water and moisture problems. The system also needed an exterior discharge setup capable of carrying pumped water safely away from the home's foundation, including during Vermont's freezing winter conditions.
Solution
Our crew installed WaterGuard® along the basement perimeter to collect incoming water and direct it toward the sump system. The CleanSpace® Wall System was installed along the foundation walls to intercept wall water and direct it into WaterGuard. A TripleSafe® Sump Pump System was installed to collect and remove water from the basement. To address excess moisture in the basement air, we also installed a SaniDry™ dehumidifier. Outside the home, IceGuard® was installed on the sump discharge line to provide an emergency outlet if the buried line freezes or becomes blocked. The discharge line continues underground to a LawnScape™ outlet positioned away from the foundation.
Products Installed
• WaterGuard® — An interior perimeter drainage system installed on top of the foundation footing and beneath the edge of the basement floor. WaterGuard collects incoming groundwater and wall water and directs it toward the sump pump system.
• CleanSpace® Wall System — A durable wall system that intercepts water entering through foundation walls and directs it downward into WaterGuard while providing a clean, bright appearance.
• TripleSafe® Sump Pump System — Provides three levels of sump pump protection in a single system, including primary pumping capacity, additional protection during high-water conditions and battery-backup protection during power outages.
• SaniDry™ Dehumidifier — A high-performance basement dehumidification system designed to automatically remove excess moisture from the air and maintain appropriate humidity levels.
• IceGuard® — Installed on the exterior sump discharge line to provide an emergency outlet for pumped water if the buried discharge line freezes or becomes blocked.
• LawnScape™ Outlet — Provides a discreet termination point for the buried discharge line and releases pumped water away from the home's foundation.
Water entering through the foundation walls or around the floor perimeter can now be collected and directed to the TripleSafe sump system for removal. The SaniDry dehumidifier addresses excess moisture in the basement air, while IceGuard and LawnScape provide a reliable path for discharged water outside the home. WaterGuard, CleanSpace, TripleSafe, SaniDry, IceGuard and LawnScape now work together as a complete basement waterproofing system for this Jacksonville home.
