Challenge
The crawl space beneath this East Randolph, Vermont home had exposed surfaces that allowed ground moisture to affect conditions beneath the home. The homeowner wanted a cleaner, drier environment and better isolation from the damp ground below. Matt Clark's Northern Basement Systems evaluated the crawl space and determined that a complete encapsulation system would provide an effective solution. The system needed a durable drainage layer beneath the liner, a moisture barrier separating the crawl space from the ground, and protection against unexpected water entering on top of the encapsulation system.
Solution
Our crew installed Drainage Matting across the crawl space floor before installing the CleanSpace® Encapsulation System. The dimpled matting provides drainage space beneath CleanSpace and creates a durable base for the finished encapsulation system.
CleanSpace was installed over the crawl space floor to isolate the space from ground moisture and provide a clean, bright finished appearance.
A SmartDrain™ was incorporated into the CleanSpace system to provide protection against unexpected water entering above the liner, such as a plumbing leak.

• Drainage Matting — A durable, dimpled drainage layer installed beneath CleanSpace. It creates drainage space underneath the encapsulation system while providing additional durability and support for the liner.
• SmartDrain™ — Installed with the CleanSpace system to provide a drainage point for unexpected water entering above the encapsulation liner. The SmartDrain also includes a WaterWatch® alarm designed to alert the homeowner when water reaches the drain.
The crawl space is now isolated from the damp ground beneath the home by a durable encapsulation system. Drainage Matting provides space for water movement beneath the liner, while CleanSpace reduces ground moisture entering the crawl space. SmartDrain provides an additional layer of protection by offering a drainage point and warning system for unexpected water that may enter above the CleanSpace liner. By combining CleanSpace, Drainage Matting, and SmartDrain, Northern Basement Systems transformed this East Randolph crawl space into a cleaner, drier, and better-protected area beneath the home. The completed crawl space encapsulation system provides long-term moisture management while making the space easier to inspect and maintain.
