Challenge
Damp conditions were affecting the crawl space beneath this Moriah Center, New York, home. Moisture from the ground below can continually enter an unprotected crawl space, contributing to high humidity and an uncomfortable environment beneath the home. The homeowner needed a solution that would isolate the crawl space from the ground while also providing drainage and protection against unexpected water. Matt Clark's Northern Basement Systems evaluated the crawl space and determined that encapsulation would provide an effective solution for controlling ground moisture. The system needed a drainage layer beneath the encapsulation liner, a durable moisture barrier, and a way to manage unexpected water that could enter above the finished liner.
Solution
Our crew installed Drainage Matting across the crawl space floor. Its dimpled design creates drainage space beneath the encapsulation system and provides a durable base for CleanSpace®.
CleanSpace was installed over the Drainage Matting to isolate the crawl space from ground moisture. The durable liner also creates a bright, clean surface that makes the crawl space easier to inspect and maintain.
A SmartDrain™ was incorporated into the CleanSpace system to provide a drainage point for unexpected water entering above the liner.

• SmartDrain™ — Provides a drainage point for unexpected water entering above the CleanSpace liner. The SmartDrain system also includes a WaterWatch® alarm designed to alert the homeowner when water reaches the drain.
The crawl space is now separated from the damp ground by a complete encapsulation system. Drainage Matting provides drainage space beneath the liner, while CleanSpace creates a durable barrier that helps reduce moisture entering the crawl space from below. SmartDrain provides an additional layer of protection against unexpected water entering on top of the encapsulation system.
